Why this Subdivision and it's Location is Highly
Desirable:
Fox Hill Estates is one of Stafford's newer and more sought after
Subdivisions for numerous reasons;
Stafford being a rural community and the third largest town
(land-area wise) in Connecticut it is traversed by six state maintained
routes. Fox Hill Estates is conveniently located a mile or less from
four of them and only 6.5 miles from Interstate 84.
Nearby State Roads:
- RT. 19 to the East
- RT. 32 on the proposed northerly entrance
- RT. 319 on the existing southerly entrance
- RT. 190 to the South
Other State Roads in Town:
The Town of Stafford is also located twenty five miles from Hartford
and centrally located between Boston to the north east and New York to
the south west which allows for diversity in employment opportunities in
today's work place with many people having the capability of working from
home.
Fox Hill Estates also offers quick and easy access to the Town of
Stafford School and Library Complex located directly across RT. 319
(Orcuttville Rd)
What is Available and What is it's Development
Status:
Currently aside from the occasional existing home which may come on
the market there is approximately 117 acres which consists of 49
previously approved building lots and one additional flag lot ranging
from just over 1 acre to 12 or so acres.
The entire subdivision of sixty three house sites was previously
approved in 1989 and over the years some development of a road and lots
have been done leaving approximately 50 lots and just around one mile of
road left for development. The previous approvals have expired and
the engineering will need to be updated.
Some updates needed are:
- Recertification of wetlands
- New percolation and deep hole tests. (the number
of lots which would need to be retested would be at the discretion
of the Town of Stafford Health Department)
- Drainage calculations and engineering based on current
standards
- Usable lot area calculations
